Why does your company have short-term premiums?

Actually, we consider them off-peak premiums as opposed to short-term premiums. Since we are busiest in August we try to have as many apartments available at that time by encouraging new residents to sign leases until July 31^st. We do this by offering the lowest rates for July 31^st expirations.
